The Contract for Deed Process
The Contract for Deed Process
The Contract for Deed process is an alternative financing option that allows individuals to purchase a home without traditional mortgage loans. At Twin Cities Contract for Deeds, we have simplified this process to help make your journey to homeownership as smooth as possible. In this page, we will guide you through each step of the Contract for Deed process — if you have any questions, be sure to contact us!
1. Pre-Qualification Discussion
The first step in the Contract for Deed process is a pre-qualification discussion. This is where we assess your suitability for our program and determine your eligibility. We will review your financial situation, credit history, and any other relevant factors to determine if a Contract for Deed is the right option for you. We will then send you a payment grid with the approximate size of home you are looking for.
2. Pre-Approval
Once you pass the pre-qualification discussion, we move on to the pre-approval stage. During this step, we gather all the necessary documentation from you, such as income verification, employment history, and identification. This helps us assess your ability to make monthly payments and fulfill the terms of the contract.
3. Go Home Shopping!
Dennis DeBrobander will then customize a home search with the exact criteria you are looking for to find the perfect home.
4. Inspection Time
Once you find a property that you're interested in, it's crucial to conduct a thorough inspection. This step ensures that the property is in good condition and meets your expectations.
5. Down Payment
This is when your 10% down payment is due at the title company. We will then start to prepare on our end to obtain the home.
6. Appraisal, Insurance, and Title
Next, an appraisal will be conducted to determine the property's fair market value. This appraisal ensures that the property's price aligns with its actual worth. Additionally, you will need to obtain homeowners insurance to protect your investment. Finally, the home will be purchased by us and then immediately sold to you on contract. This means you get the keys right away!
7. Closing
The closing is the final stage of the contract for the deed process. You must pay a Broker Administrative fee, an Annual Insurance premium, and per diem property tax and interest. Rest assured, we will guide you through the closing process, answering any questions you may have.
